When you’re looking for a house over the internet or leafing through estate agents particulars, what do you look for first? Pictures tell a thousand words or so they say, estate agents descriptions are often full of superlatives but a good old fashioned floor plan answers most questions with one glance.

New Homes companies have been using floorplans to successfully showcase their homes for over a decade yet many estate agents have only recently started to use them with any degree of frequency. In fact, research by Metropix recently concluded that only 51 per cent of available properties now include a plan.

As always, there are several tips to bear in mind when considering selling in the city.

1) Pick your estate agent carefully - those with lots of property on the market will not automatically have more staff than others, so might struggle to give you their time ( although they won't say so on valuation!). Ask what marketing resources will be used on your property - a cheap fee often leads to a lower standard of presentation and thus less interest in your home.Also ask challenging questions like "how long on average are your properties on the market?" and "what precentage of your stock is sold?". Answers to these two questions will aid you in making the right decision.

2) Never assume the internet will serve to sell - Bath clients have always liked to flick through the paper, the city itself is a hotbed of gossip every Thursday AND visitors to town always pick up a Property Weekly. 3) You're selling an ideal as well as a solid product. Visitors to Bath come here because it's such a beautiful place and much can be done to enhance the presentation of any home to fit in with their view. Take time to present each room beautifully and make sure the estate agent does the same in their particulars.

4) Buyers value local knowledge and experience. Make sure this is demonstrated on the property details, be swift and comprehensive in answers about schools, local services, shops and commuting.

5) Research the estate agent before the property - look on websites, read reviews and "inspect the merchandise" before you contact them. Read the small print and don't be satisfied with a "one size fits all" approach! Some Bath estate agents work in certain areas or price ranges so make sure your property "fits" with their stock.

The Rental Market

Investment Purchasing Student letting in Bath (especially in Oldfield Park) remains a hugely popular option for professional investors AND parents. We have had another extremely successful letting season, with rents increasing as well as contracts lengthening to 12mths. We are completely let out for the Sept 2011 academic year and anticipate demand remaining extremely high for the 2012 season.
