Carey Gilliland - Residential Sales/Valuations
An amateur local historian, superhot chilli grower and a massive Star Wars fan, Carey spends most of his working days buzzing in and out of the office between meeting new and old clients. Even after over twenty years in the Bath property industry, he still really loves the balance of his job with plenty of fresh air and the daily chance to explore every little corner of the city he was born and brought up in. Carey’s speciality at Madison Oakley is advising property owners, including all types of property valuations, but you’ll also see him on lots of viewings keeping in touch with who’s out buying as well. He is also in charge of research and development for the company, including our regular blog articles and social media output. Outside of work, he’d love to be fishing on the coast but spends most of his time either in his garden or helping to maintain the village Recreation Ground. Willum Long - Investment/Developments
A connoisseur of Baths finest coffee emporiums as well as a seasoned property developer and landlord, Will is originally from a little village near Salisbury but has been a fixture in Moorland Road since 2005. Having got his hands dirty on plenty of his own property projects, Will is the perfect choice at Madison Oakley to specialise in refurbishment and property enhancement advice to clients. If you’ve got questions on how to invest in property, maximise the value of your home or redesign a layout then Will is the man to ask. Sarah Carpenter - Client Relations & Sales Progression
Probably already organising the Christmas after next and with her holidays definitely booked way in advance, Sarah is the undisputed organisational power in the office. First interested in Estate Agency when she and her husband sold their second family home, Sarah decided at the time she could have done a better job than the agent she chose but had to wait until her two boys were older to start her career in the property industry. After 9 years in the job, we’ve all learnt not to question the fact that she is right every time and her detail oriented approach makes her the ideal candidate at Madison Oakley to take charge of getting our clients sales through to completion and also handle compliance. Sarah has a spreadsheet for every occasion and a huge web of contacts in the local legal profession. When not wrangling sales through, Sarah is an expert internet shopper and socialiser.
Amanda Doyle - Client Engagement
With an encyclopaedic knowledge of Amazon delivery drivers names, some questionable dance moves, a bewildering collection of leggings and a weakness for sweet treats, Mandy is quite definitely our office champion at talking. Lucky then that her speciality at Madison Oakley is first contact with buyers and conducting viewings. After crossing the Watford Gap at the tender age of 10, Mandy has been through jobs in publishing and purveying baked goods to land in estate agency whilst bringing up two sons and ticking off attendances at any number of local festivals. William Bell-Knight - Residential Lettings/Valuations
Crossing the border from Wiltshire every morning for work, a rugby loving hot tub aficionado with three dogs and a penchant for local pubs - William is the backbone of the lettings office. His specialisations at Madison Oakley are residential letting valuations, client accounts and keeping up to date with the latest industry legislation. Generally accompanies Kieran to the gym (when accused of being Tango & Cash, they promptly started arguing which one was which), needs careful watching around sweets and would eventually like to live in Canada.
Kieran Cox - Residential Lettings/Property Management
He’s not just the Waldorf to William’s Statler but he’s also an ex Army Reservist who is fond of an constitutional amble around the Oldfield area during lunch, the gym, enjoying the great outdoors with his young family and for some reason he supports a Bundesliga football team. Straight into work after Bath Business School, Kieran has already had experience in insurance claims handling and corporate property managing so he is our go to lettings man for maintenance and property management and he’s in constant contact with many of our landlords from beginning to end of tenancies. Sally Coles - Residential Lettings/Inspections
Often spotted around Moorland Road with a bag full of kit more comprehensive than an army recruit on basic training, Sally is a real livewire with a similar eye for detail to our Sarah and she is getting to grips with the intricate world of lettings following a switch from estate agency in Bath. Apart from needing her to keep William & Kieran from misbehaving, Sally specialises in tenancy inspections, compliance and property viewings for Madison Oakley. When she’s not keeping order in the lettings office or familiarising herself with the latest lettings properties, you might find her improving her swing on the golf course or planning her next holiday abroad.

The Local Market - Dealing with estate agents in Bath
Dealing with estate agents in Bath For the sake of brevity, we have placed many of our advice articles on our blog (follow sidebar link for blog access) - the most popular and extensive being "Questions to ask your estate agent on valuation". We also have a very popular article on the blog about the differences between sole, joint and multiple agency and we're very proud to be in the top 5 listings in the UK on Google for questions like "how do estate agents work?". Alternatively, we have now published an 12 page guide to "dealing with estate agents", which contains a huge amount of insider information, hints and tips.
As always, there are several tips to bear in mind when considering selling in the city.
- Pick your Bath estate agent carefully - those with lots of property on the market will not automatically have more staff than others, so might struggle to give you their time ( although they won't say so on valuation!). Ask what marketing resources will be used on your property - a cheap fee often leads to a lower standard of presentation and thus less interest in your home. Also ask challenging questions like "how long on average are your properties on the market?" and "what percentage of your stock is sold?". Answers to these two questions will aid you in making the right decision.
- Never assume the internet will serve to sell - Bath property clients have always liked to flick through the paper, the city itself is a hotbed of gossip every Thursday AND visitors to town always pick up a Property Weekly. - You're selling an ideal as well as a solid product. Visitors to Bath come here because it's such a beautiful place and much can be done to enhance the presentation of any home to fit in with their view. Take time to present each room beautifully, look at your property's kerb appeal and make sure the estate agent showcases your efforts in their particulars.
- Buyers value local knowledge and experience. Make sure this is demonstrated on the property details, be swift and comprehensive in answers about schools, local services, shops and commuting.
- Research the estate agent before the property - look on websites, read independent customer reviews and "inspect the merchandise" before you contact them. Read the small print and don't be satisfied with a "one size fits all" approach! Some Bath estate agents work in certain areas or price ranges so make sure your property "fits" with their stock. If you're not sure about your choice of estate agent, why not visit their offices to meet them in the flesh?
