Bath property market report – April 2025
More sales completed nationally in March than the previous two months combined (Halifax reports) as buyers rushed to beat the latest Stamp Duty deadline but the market is now returning towards normality as buyers and sellers adjust to the new levels of taxation, ponder the likely effect of Mr Trump’s tariffs and look forward to potential further interest rate cuts. Mortgage rates are down again slightly vs earlier this year, annual growth is holding steady at 2.8% and the spring flurry is in full flow. Collated forecasts for 2025 suggest overall house price growth between 1.1% and 4%.
Local data suggests a similar pattern of activity and we certainly experienced a huge spike in completed sales prior to 31st March with seventeen of our clients properties making it over the line in the final days of the month. Overall property supply levels continue their slight climb (up 2% vs April last year) but still nowhere near the historic levels of 2018 and prior. As speculated in our January post, it seems landlords are indeed selling off in preparation for the Rental Reform Act legislation implementation (now pushed back to approx Sept 2025) and apartment stock numbers appear to bear this out in particular.
