Key national headlines
- UK house prices recorded their biggest monthly fall for more than two years in June – prices fell by 0.8% last month, the sharpest decline since February 2023, Over the year, prices were up 2.1%, although that was the slowest annual growth rate for nearly a year.
- Rents are on track for a 3-4% increase over 2025, Rents have grown 21% over 3 years compared to 4% for house prices and are 2.8% higher over the 12 months to April 2025
- New seller asking prices drop by 0.3% (-£1,277) this month to £378,240. This is an unusual dip for June, as new sellers lower their price to secure buyers. Buyer demand is now 3% ahead of this time last year, while the supply of homes coming to market is 11% ahead.
- Buy-to-let growth predicted over next two years as affordability improves. Buy-to-let mortgage lending is predicted to have ramped up by 14% by the end of this year with a further 11% boost in lending expected over the course of 2026. This would bring total buy-to-let lending up to £42bn and comes as a result of better affordability for landlords due to falling interest rates combined with the continued rise in rental prices.
